Set in the Mansfield Market Place Conservation Area this prominent building had fallen into serious disrepair until ARBA Group purchased it speculatively in 2015, obtained planning consent for change of use and secured high quality national café bar operator Loungers as an occupier. ARBA then undertook a major refurbishment of the 3,000sq.ft. property to restore the building and create a suitable space for Loungers. Opened in May 2017 this was Loungers 100th outlet nationally.

ARBA Group speculatively acquired the former Yorkshire Bank in 2016 situated on Oxford Street, the main pedestrianised street in Ripley and obtained planning consent for a change of use to retail, a new shop front and a ground floor extension. Once consent was obtained Costa Coffee was secured as a tenant and the consented works were carried out by ARBA in early 2017. The quality of this refurbishment undertaken is excellent and Costa commented upon handover that it was rare for them to take possession of a property from a landlord to such a high standard. This is another fine example of a redundant property on a prominent high street being regenerated for a modern use by ARBA.

Following a formal bidding process with Mansfield District Council preferred developer status has been awarded to ARBA for the redevelopment of the former Bus Station site fronting Rosemary Street & Stockwell Gate in Mansfield, Nottinghamshire. ARBA Group presented a hotel and leisure based scheme that will introduce a new national hotel operator to the town along with new exciting restaurant use. With the aim of providing a gateway landmark scheme on this prominent and well known local site offering good links to the town centre, market square and Four Seasons Shopping centre this is an important regeneration project for Mansfield.

A former Nationwide Building society freehold property was purchased by ARBA in the knowledge that Barnardos had a requirement for the town. Following a refurbishment of the property a lease was completed with Barnardos who opened and trade extremely well. ARBA sold the property through the Allsop Auction in London with a new ten year lease and five year rent review.

A former Coop store became available through HEB & Savills in Nottingham following development of a new store for Coop, acquired by ARBA who stripped out the property, refurbished the unit under an agreement for lease with Fulton’s who subsequently opened a new store. The investment was subsequently sold to a private client of Fisher Hargreaves Proctor in Nottingham.

Acquired through CBRE the former Barclays bank on Barnsley Road South Elmsall has been stripped out and is being fitted to give it a new lease of life with the national Optical chain Specsavers. Creatively using the former vaults as eye testing rooms for customers ARBA have worked with Specsavers to deliver an important facility to the local people of South Elmsall. The store opened in March 2018 and the investment has now been sold.

Situated in the centre of Warsop the land formerly proposed and consented for a Tesco store has been acquired by ARBA for the development of a more sensitive retail scheme containing five retail units, car parking and an office suite. Subject to planning consent that could be granted as early as summer 2019 the development is set to open to customers in early 2021. It is intended to provide circa 18,000 sqft of space. Linking Church Street with Burns Land, much needed new retail uses will be joining existing retailers such as Boyes, Coop, Subway, Betfred, Rowlands Pharmacy, Lloyds Bank and Nisa.

ARBA Group has acquired the former Prezzo Restaurant in Ripon. Advised by GVA Leeds the property has been bought in the knowledge that Prezzo were closing but also with four interested parties vying for a new lease on the ground floor and basement. The retail went under offer and let to Specsavers before completion. The uppers presently provide four flats, however, ARBA Group intends to redevelop the two floors into eight modern well-presented apartments with access to the market square and parking to the rear.

ARBA intend to bring the property back to life with an opportunity for either one or two retailers, leisure operators or a surgery on the ground floor. With careful but full refurbishment and a new extension a separate access will be formed to provide access to the upper parts that will be converted to five apartments subject to planning. The site acquired by ARBA in a joint venture with Ground Group Ltd required specific skills to convert an outline consent to full planning consent and then construct a new roundabout access from the main Chesterfield Road into the site.  The site will house a new venture between Stobart and Laing O’Rourke managed by London based Roebuck Asset Management.

Acquired by ARBA in a joint venture the site has a consent for the development of 157 new dwellings in a very popular commuter location.  Ground Group have agreed to acquire the site and will commence development of the houses once the new road infrastructure access is completed by ARBA in early 2018 with a four year project.

This property with full vacant possession acquired in August 2016 from Sheffield City Council was the Councils former Carbrook headquarters and consists of 5 individual purpose built office buildings totalling 72,000sq.ft. of space.

Since its acquisition ARBA Group have undertaken a £2.1M refurbishment of the buildings, car parks and grounds and have let 60% of the space (3 of the 5 buildings) within a year of ownership with quality occupiers such as NG Bailey, Tuffnells, Alpharooms and Preventx being amongst the tenant line-up. Following the acquisition, ARBA negotiated the termination of the Poundstretcher lease and after refurbishment, roof works and splitting the unit have re-let Unit A to Specsavers.  The adjoining unit is being marketed by Smiths in Barnsley.
